Board Update

· A & E Consultants
A. Barham Architects and EHRC Architects are providing Construction Administration services throughout the project duration.
B. Barham Architects and EHRC Architects are reviewing shop drawings, submittals, and RFI’s throughout the construction process.
C. A & E selection has been completed and is as follows;
Eubanks Harris Roberts Craig, Architects (EHRC) for Douglas and Peete.
Fitzpatrick/PBK, Architects (FB/PBK) for Austin and Bonner
D. Design meetings were held at Austin (Nov 30th) and Bonner (Dec 2nd) with
Administration, The Staubach Company (TSC) and FB/PBK. Design meetings for Douglas and Peete will take place after the Christmas break.
· Construction Projects
A. Henry M. Bell Elementary School – New Construction
a. Work Completed
All building slab on grade work is complete, except Area E (south corridor) as well as the foundations for the colonnade.
b. Work in Progress
North stair tower masonry, south stair tower masonry and rated fire wall masonry are 98% complete. Structural steel erection at the two story classroom, Administration area and the Library are in progress.
c. 3-Week Look Ahead
The structural steel will be completed by December 23rd as well as the masonry at both stair towers and fire wall. The second floor slab will be poured December 14th. Drywall framing will commence the week of December 12th as well as plumbing and electrical rough-in in the drywall partitions. Roofing will start approximately January 9th.

B. Ramey Elementary School
All building slab on grade work is complete, except Area E (south corridor) as well as the foundations for the colonnade. Staff/Visitor
Parking lot is complete on the west side.
Masonry work continues at the Gym/Kitchen/Cafetorium. Because of the structural steel delivery delay, very little progress is being made. As previously reported, steel was to be delivered November 28th. Denson Construction notified this office that there would be an additional three week delay in the delivery of steel. Virtually no other work can take place at this time. The masonry work is being done out of sequence just to accomplish everything that can reasonably be done.
This delay presents a serious impact to the completion date of Ramey. Denson Construction, major subcontractors and TSC had developed a recovery schedule for the initial five week delay caused by Katrina but now the steel fabricator (Russellville Steel, Arkansas) informed Denson that the steel mill had incurred additional delays. Denson has been notified by TSC that regardless of the delay, a plan had to be developed to insure the new school would open on time. Denson’s General Conditions had some monies built in to the budget for overtime but we may have to use the contingency fund to supplement the additional cost. TSC is not advocating throwing money at the problem but serious consideration must be given to this option. Denson and TSC are currently discussing this issue and will develop a course of action to deliver the building on time.
c. 3-Week Look Ahead
Masonry work will continue at the Gym/Kitchen/Cafetorium.
Structural steel is scheduled to deliver the week of December 14th.

C. Rice/Owens Relief Campus
a. Work Completed
One third (22,000sq feet) of the building slab on grade has been placed. Approximately 50% of all the site utility work has been completed and 90% of the dirtwork is complete.
b. Work in Progress
The second slab pour was scheduled for December 7th but had to be postponed because of the freezing temperatures. Plumbing and electrical underground is ongoing in the Gym/Kitchen/Cafetorium area as well as concrete footings and masonry foundation walls. Storm drainage, sanitary sewer and water lines (site utilities) continue to be installed on the site.
c. 3-Week Look Ahead
The second of three, slab on grade, pours has been scheduled for December 14th and the final slab on grade pour will be made before Christmas. Structural steel erection will commence the week of December 12th. Keystone retaining walls are schedule to start the week of December 19th. Site utility work will continue.
